How do you find the living area of a house?

As appraisers, we are often asked by REALTORs, owners or buyers to come and measure a home to determine the living area square footage (even without providing an appraisal). We have found that the information in the public record and the MLS is not always correct. To determine the living area, measure the exterior walls and round to the nearest 1/2 foot. For two or more story homes, don't measure the stairwell area twice. The garage or out buildings are not considered living area and not included in the living area/square footage estimate.
